Q: What is "Built On Your Lot" construction?

A: The concept is simple. Use a lot you already own, or pick a property that you want to live on.  Select one of our House Plans and get a great house built right where you want to live.

Q: Do I need to own a lot, land or property?

A: Absolutely not. We have skilled staff waiting to help you get started.  They  will work with you to find and purchase the perfect building site in your desired area.

Q: Will I need to purchase home plans?

A: Yes. TRUE HOME house plans are individually tailored to each customer and their lot. Plans need to be purchased and/or drafted and engineered from scratch before ground is broke on a project. The average cost for a plan is $800. Plans have to be engineered for Washington State's seismic activities and other county requirements. The average engineering cost is $1000. The good news is that all of the costs can be rolled into one construction loan with relatively little or no money out of pocket.

Q: I have a House Plan, but it doesn’t reflect all my needs. I would like to enlarge the garage and increase the living square footage. Is there a fee for a redesign?

A: TRUE HOME can modify and customize any floor plan. However, there is a fee for a redesign. Here is how the modification process works:

1) Select the House Plan that best meets your needs
2) Tell us about your modification requests
3) Get a cost estimate for the changes
4) Implement the changes

Q: What is an artistic rendering?
*
A: An artistic rendering is an architectural visualization dedicated to creating the highest quality illustrations of what a new structure would look like. House plan designers create beautiful visualizations of their home plans to help sell their plans. Builders use artistic renderings in marketing and selling their property before construction is completed. Renderings inspire and motivate buyers because they provide the vision of what an ideal home would look like before it is built.

Q: Does TRUE HOME provide estimates?

A: We can provide an estimate for any  plan with any available options and upgrades you select.

Q: What is the average cost of a TRUE HOME?

A: TRUE HOME offers customizable homes at the lowest possible cost to you. We regularly shop the housing market comparing rates to ensure we are giving our customers the best price. In the event that you do find a site or a builder with a lower fee on the same house plan, please give us an opportunity to show you how our prices, quality and building time lines can not be beat. Most custom home builder start at $200 per sqaure foot. TRUE HOME starts at $80 per square foot from a 2' foundation to Turn-key.

Q: Does TRUE HOME assist with the pre-construction phase that the customer is responsible for?

A: Absolutely. We have a step-by-step detailed construction handbook to guide you through the pre-construction and post construction processes. The TRUE HOME handbook explains each phase, comes with a calendar and a list of local subcontractors for you to choose from.

Q: Can TRUE HOME do the pre-construction and construction phases? 
*
A: Of course. You do not have to lift a finger. We can build a home for you from start to finish. Pre-construction  rates start at $20 per square foot. Please contact us for further details.

Q: I am a drywaller by trade and a family member is a professional plumber. We would like to do that part of the constrcution project to reduce costs. We would also like to paint the interior and exterior to further reduce the total price. Is that possible?

A: At TRUE HOME we do not mark-up the costs of labor and materials. TRUE HOME simply manages the construction of your plan. Our system is very simple. Decide on which trade you wish to remove from the construction process, and we will remove the cost from the price of the House Plan. You may want to remove one trade or several.  For example: If you are a drywaller, remove drywalling from the equation. Our condition is that you, or your subcontractor, be licensed bonded and insured for the job. Painting, on the other hand, is the only trade that TRUE HOME does not require you to be licensed for.

Q: I would like to remove painting from the total cost. I might also want to remove finish work. How do I get reimbursed?

A: The process is simple. TRUE HOME will provide you with a list of jobs that you or your own licensed, bonded and insured subcontractor can do. Each job has a market cost per square foot. For example: 
*
* Interior paint: $0.45 per square foot (price includes one body color, material and paint)
* Exterior paint: $0.65 per square foot (price includes one body and one trim color, material and paint)
* Millwork  paint: $.95 per square foot (price includes one interior trim color, material and paint. Price does not include doors)

Multiply the dollar amount by the square footage of your house plan to get the cost for each job. Prices do not include tax. Tax is dependent on job location. Once you have totaled the dollar amount, simply deduct it from the total estimate we have given you.
Q: How much of a deposit is required when I sign a contract to build a TRUE HOME?

A: A 1% deposit is normally all that is required to begin building the home of your dreams.

Q: Can I personalize my TRUE HOME?

A: Of course. First, select the House Plan that meets your needs. Then select paints, floor coverings, roof color, plumbing fixtures, etc. In addition, we offer upgrades and options so that you can further personalize your home to suit your tastes. You get the home you always wanted and avoid "custom" prices.

Q: Can I count land equity towards my down payment?

A: Yes. In fact many property owners have enough land equity that they do not need any cash funds for a down payment.

Q: Can my well, septic system and land development costs be included in my mortgage?

A: Many times they can be included. We work with several highly reputable banks that will assist you in obtaining the mortgage you need.

Q: How does "Built on Your Lot" financing work?

A: It is very much like purchasing an existing home. Simply apply for a mortgage / construction loan. In most cases, lenders will combine your home and land into a single loan. TRUE HOME has relationships with lenders who know how to get the right finance package for your project. 

Q: Will I need to make monthly payments during construction?

A: Most banks roll monthly interest payments into the project cost. This translates to no money out of pocket during the entire building process. Once the project is complete, the construction loan is converted into a mortgage loan.  

Q: How Can TRUE HOME build these homes at such an affordable price?

A: Most of the time we build using our own plans. Thus, we know the exact cost to build each model. When it comes to custom-build projects,  TRUE HOME uses its relationships with suppliers and contractors so that you, the customer, can get the best deals possible. We have already done all the negotiating and secured the best prices and skilled workers to build your TRUE HOME.

Q: How long does it take to build a TRUE HOME? 

A: We promise you TRUE PRICES and TRUE SCHEDULES. No gimmicks or false advertising. It takes, on average, six months to build a TRUE HOME from the foundation up. Custom homes may take longer depending on the scope of the project.

Q: What is my role in this process?

A: TRUE HOME can build your home from start to finish. Our customers do not have to lift a finger. TRUE HOME will do it all for you. However, if  you would like to participate in our "Built On Your Lot Program," there are parts of the home project that are not provided and must be supplied by you, the customer.  These include:

  • Land
  • Some permits
  • Site development 
  • Utilities
  • Decks
  • Sidewalks
  • Construction cleanup
  • And possibly some other items  

The good news is that all of the costs can be rolled into one construction loan with relatively little or no money out of pocket. 

Q. Why Can't my bank finance my home?

We have interviewed many banks and believe that our approved lenders are the best available. Moreover, each bank has a system of operating. The banks we have chosen know our system and we know theirs. This makes the entire building process extremely efficient, cost effective and allows the building process to operate without  any delays.

Q. What if my bank has better rates?
*
Better rates are not necessarily better loans. Show our lenders the good faith estimate from your lender. Ask our approved lenders every question you can think of and then ask the same questions of the lender you interviewed.
