Step By Step Construction Map Building a home is a detailed process with many decisions along the road to completion. TRUE HOME works side by side with you every step of the way, facilitating this process and making it fun and exciting. Our approach to Professional Construction Management provides you with a step by step road map to guide you through all the phases of building your TRUE HOME. Step 1-A) Financing Financing your TRUE HOME is very much like purchasing an existing home. Once you, the customer, decide on a House Plan and the estimating worksheet is agreed on, you must apply and get pre-approved for a construction loan. The construction loan will automatically convert into a regular home mortgage loan once the building of your TRUE HOME is complete. We know lenders who are experienced with "Built on Your Lot" mortgages. * Step 1-B) Entering Into a Contract to Build Once financing is determined, a contract is executed for building your TRUE HOME. A 1% non refundable commitment payment is required at this stage. This fee will be deducted from the total project cost when construction commences. In exchange for the 1% you will obtain your House Plan, 1 bid proposal and our unwavering support and attention.

TRUE HOME works with its customers with an Open Book Pricing Program. This program allows you to view the budget in detail by working directly with us on the project’s scope and specifications so that we can jointly assess the impact of these and other factors on the project’s actual timeline and total cost. Once all costs are finalized, the bank will fund the building project. * Step 5) Home Design And Lot Planning This process involves you, TRUE HOME and engineers. We work with highly skilled and experienced professionals who are very familiar with meeting the needs of our Clients. This stage involves tailoring the House Plan from Step 1A to the land itself.
6) Permitting * Building permits are a basic requirement. You may also need a septic tank permit, well permit and other environmental permits. TRUE HOME will be there to guide you all the way. * Step 7) Pre-construction Once your vision is approved by you and all building permits are issued, the pre-construction process will commence. The first phase may include:
* Land clearing * Septic installation (if needed) * Well installation (if needed), etc.... * Step 8) Home Construction & Closing TRUE HOME will build your home using the highest quality materials in accordance with the agreed on project budget and materials list. We will finish your home in the most timely and efficient manner possible. We will ensure that communication and information reaches you and all concerned parties on a routine basis. After your home is completed, a time is scheduled for a final inspection and closing. You can expect quality customer care before, during and after the construction of your TRUE HOME. |
